There are some free lodgings available in Oblivion Remastered, like the Priory of the Nine, which you can access after progressing in the Knights of the Nine DLC. However, you won’t be able to customize or upgrade these properties like you can with those you purchase. For instance, the Arch-Mage’s quarters in the Mages Guild feature containers that reset periodically, meaning your stored items could be lost. Therefore, investing in your own property is likely the best choice.

The Cheapest House Is the Imperial City Shack

Your most affordable option in Oblivion Remastered is the shack located on the Imperial City’s Waterfront. To acquire this shack, you must visit the Office of Imperial Commerce in the Imperial City Market District. It costs 2,000 gold, which may seem steep at first, but it’s the best deal available. The house includes a bed, and you can also make upgrades to increase your storage capacity.

To buy the Imperial City shack, you’ll need a disposition of 50 with the seller, Vinicia Melissaeia. You can increase your disposition through the persuasion mini-game or by bribing her. If you prefer not to buy a house, there are a few free places to stay in Oblivion Remastered.

Residences such as Frostcrag Spire and Battlehorn Castle can be obtained for free by completing their associated quests. While acquiring these properties may be free initially, fully furnishing and upgrading them can be quite expensive. They could serve as starter homes that you can gradually decorate over time, but if you’re looking for the cheapest fully upgraded option, the shack is your best bet.
